1. The call
Many apartment complexes have ongoing rent specials. Don't be intimidated by rent rates in guidbooks or on websites. Call directly to find out the current rates. Many complexes list toll free numbers in guidebooks and search sites.
2. The Visit
Although websites like rent.com and apartment gudiebooks may be a good starting point to let you know what's out there, don't be fooled by the rosy descriptions and beautiful pictures. It is very important that you actually visit the complex. Drive or walk around the complex on your own before or after your tour with a leasing agent. Get a "feel" for the place, and don't be afraid to trust your instinct if something doesn't seem quite right. Take the opportunity to strike up a conversation with residents in communal spots like the mailboxes or pool. Visit the community more than once. It's a good idea to drive through the complex at night to check out the lighting. You want to make sure that you would feel safe and comfortable going to and from your car at night. If you are concerned that many residents may be rambunctious college students, be sure to stop by on a Friday or Saturday night to check out the noise level.
3. Rent Increases
Many complexes lure you into signing a lease by offering great deals on the rent for the first year. Take advantage of any local contacts you have. People are usually very willing to share this kind of information, especially if they have had negatiev experiences.
